"Many Don't Believe They Can Buy a Home"

I love when I get a call from someone that says, I don’t think I can buy, but my friends suggested I call you. I immediately ask, why they don’t think they can buy? Some of the most common reasons:

1)   I had a bankruptcy

2)   I have bad credit

3)   I had a short sale

4)   I had a foreclosure

5)   I was unemployed

6)   I got divorced

7)   I don’t have much of a down payment

The list is endless and so are the possibilities. There is nothing permanent about any of these issues. I can’t tell you how many times I have run credit expecting bad credit and find 700 scores.

Hardly ever do I have someone just stop at the office, but Giovanna just stopped by and wanted to talk about when or if she could ever buy a home. She discussed her situation with me, sharing that she was divorced a few years earlier and wasn’t sure what her credit looked like.

I ran the credit and let her know her mid credit score was 701. Reviewed her income and child support and qualified her for a mortgage. I then referred her to a Realtor and home inspector and she was on her way to being a homeowner instead of paying $1,145 per month for rent. She was truly amazed, not expecting to own a home anytime soon.

This one turned out very well, but even if it didn’t, the person would at least know, what the steps are to becoming a homeowner.
