I spoke to Jeff earlier this year regarding a refinance. I couldn’t do anything for him, as he hadn’t done his last 4 years of tax returns. Unfortunately there are many in the same situation, maybe not 4 years behind in tax filings, but behind just the same.
Jeff’s situation was totally different, as the reason most folks that don’t file is because they owe taxes. This was not the case, as he told me he was owed money he wasn’t sure how much.
When I met with him I was totally shocked, when he told me he received nearly $15,000 from IRS and $3,000 from State of Ct. How crazy is that? There was not much point of me asking him “WHY”

Once I had the tax returns, it was easy to now do a refinance for him. We no longer needed to include credit cards into his refinance as he used the monies he just received.
This was one of the craziest situations I have ever seen. Hope he manages his taxes better than in the past.
