Buffalo Wild Wings Eyeing Manchester Location

The popular sports bar franchise submitted an application to open a 6,000-square-foot location at 112 Buckland St.

Make that two new popular chain restaurants opening on Buckland Street in the coming months – possibly.

In addition to the . – which the owners of the franchise say they hope to open in the coming weeks – the popular Buffalo Wild Wings sports bar chain have an application before the town’s Planning and Zoning Commission to occupy the neighboring parcel at 112 Buckland St.

Currently a vacant Mobil gas station, the plans for the new restaurant and sports bar call for a 6,000-square foot building capable of seating 298 customers. Buffalo Wild Wings submitted its application May 13, which is still under review and would require a special exemption because restaurants are not permitted in the commercial zone occupied by the space (although right next door, Sonic’s 90 Buckland St. location falls into a different zone).

The Exxon Mobil Company owns the 1.4-acre parcel, but plans call for Insite Real Estate Investors, an Illinois-based limited liability company, to purchase the parcel for $775,000. The current gas station and convenience store occupy about 880-square feet of the property.

A traffic study included with Buffalo Wild Wings’ application estimates that the new restaurant would see 720 vehicles entering and exiting off Buckland Street during weekdays, which would increase to a peak of 926 vehicles entering and exiting the establishment on Saturdays. The only entrance and exit to the business would be on Buckland Street, which is a one-way street in that direction.

Representatives for Buffalo Wild Wings did not return calls for comment Tuesday afternoon, but Senior Planner Renata Bertotti said she was working for the town of Windsor when Buffalo Wild Wings applied for and built its and that she expected the Manchester location would be built fairly quickly if it were to receive approval from the town.

“I know that they move fast,” she said.

Bertotti said she expects a public hearing on Buffalo Wild Wings' proposal to be held as part of the PZC’s July 18 meeting.
